THE “ROOSEVELT RESIDENCE HOTEL” IS A CONCEPT ABOUT LIVING GRACIOUSLY


CONCEPT

The Roosevelt Residence Hotel is a study to define service in a community.

The Roosevelt Residence Hotel will include five residences of varying sizes, fifteen unique guest suites, three studios for live-in staff, Spanish Colonial Revival architecture, and premium amenities for gracious living. The Residence Hotel will be located immediately south of the historic 1929 Roosevelt Library which is across the street from the Mission Reach, an eight mile park on the San Antonio River that is a UNESCO World Heritage site.


AMENITIES

  • Professional Staff - The staff includes a full-time manager, chef, head butler, laundress, groundskeeper, and several maids. Part-time employees include sous-chefs, servers, and bartenders. Regularly scheduled contract services are engaged to maintain the pools, carpets, painted surfaces, windows, stone, air conditioning/heating systems, and grounds. Residents may choose regularly scheduled housekeeping and direct dial phones in each unit allow residents to call the duty manager.

  • Fine Dining - With notice, the RL kitchen serves breakfast, brunch, lunch, afternoon tea, and dinner in your residence, in one of the Roosevelt Library dining rooms, in a poolside cabana, in the courtyard or as a picnic to take across the street to the San Antonio River. The main dining room, the Grand Hall, seats up to 34 at one stunningly long table. The handsomely uniformed RL butlers deliver silent service with Strasbourg sterling silver and custom Italian linens.

  • Guest Rooms - Residents have access at reduced rates to the fifteen unique guest rooms located throughout the Residence Hotel. Five of the guest accommodates are suites with a king bed, five are basic rooms each with two queen beds, and five are in the Pullman style with a single twin bed. All guest rooms have ensuite bathrooms and laundry chutes. The five guest suites have showers with separate bathtubs. The guest rooms are also available to Roosevelt Library Social Club members.

  • Streamlined Laundry - Each residence has a washer and dryer but also a laundry shoot to transfer (in personalized bags) each unit’s laundry to the lower level where they are taken to a large common laundry room to be laundered by the RL staff, you, or the resident’s personal maid. The RL butlers interface with residents and guests regarding outside services such as dry cleaning, tailoring, fur cleaning, leather care, and shoe repair and polishing.

  • Complete Pet Services - Residents are welcome to have a limited number of dogs and cats living in their unit. Property groomed, behaved, and leashed dogs may visit certain common areas. As requested, the RL butlers will take care of feeding, dog walking, and laundering of pet blankets, throws, and bed covers. The lower level is equipped with kennels for residents and guests who prefer their dog kenneled at night. A dog grooming station is for use by residents, their staff, or outside groomers.

  • Two Pool Options - Two saltwater pools are available for residents and their guests. The larger pool is partially shaded and wheelchair accessible with a long ramp along one side. This pool has five cabanas each with a private changing area. The smaller pool can be reserved by residents for private use. This pool has a swim-in-place feature, an opaque retractable roof for year round use or in inclement weather. The pool area has a bar and men’s and women’s restrooms with lockers, towels, and robes.

  • Dedicated Service Entrance - The building’s dedicated service entrance is located near the head butler’s office for all deliveries and for the entry and exit of staff. This is also the entrance for tradespersons hired by the Residence Hotel or engaged by the the residents. Once inside the service entrance lobby, staff locker their personal items and change into their uniforms before passing through a walk-through metal detector. Resident employees and tradespersons are not required to wear uniforms.

  • Delivery Options - Deliveries are received at the service entrance rather than the main entrance. Items are checked in by a member of the staff with perishable items stored in the service entrance fridge or freezer or, on request, taken directly to a resident’s kitchen. Packages can be delivered directly to the residence or to the resident’s storage room. Pets returning from the veterinarian or groomer can be placed in the resident’s unit or in one of the lower floor kennels.

  • Premium Fittings & Fixtures - The guest rooms are outfitted with fine hardware from firms such as Turnstyle Designs and Bronzes de France and plumbing fixtures from firms such as Barber Wilson, Waterstone, and Drummonds. Residents may select from hundreds of brands of fine hardware, plumbing, and lighting from the firm of Stone Standard to personalize their unit. La Cornue (gas or induction) is the preferred kitchen range for each unit’s kitchen but other options are available.

  • Private Exercise Rooms & Spa - The lower level has three private rooms each featuring two different pieces of cardio equipment, an assortment of weights, smart TV, beverage cooler, and audio system. Massage and personal training may be scheduled in these rooms. The spa also has an infrared sauna, cold plunge, steam shower, massage room, and a one-seat hair and nail salon for residents who would like to schedule their hair stylist, barber, facialist. manicurist, or pedicurist.

  • Remoted Mechanical Equipment - Instead of within each Resident unit, certain equipment (i.e. air conditioning evaporator coils, air handlers, air filters, and hot water heaters) is located on the lower level. This allows equipment to be serviced or replaced without technicians entering individual units and assures that water leaks from this equipment cannot damage unit floors. The lower level also houses the water filtration system, central vacuum system, pool equipment, and fireplace ash cleanouts.

  • Conditioned Garage - The brightly lit, air conditioned lower level resident garage has charging ports for electric cars as well as a bay with car washing equipment. The entrance to the garage is near the southern end of the property. A motorized car turntable (rotating platform) installed in the center of the garage floor allows residents to easily back their cars into designated parking spaces and facilitates safe exit from the garage as one exists the garage without backing up.

  • Guest Parking - The Roosevelt Library has complimentary self-parking spaces available to guests of residents and to members of the Roosevelt Library Social Club. Street parking in front of the building is also available. An SAPD officer monitors the parking lot during events and can be requested by residents with notice. Valet service for guests may also be requested by residents with notice. Valet service for residents parking in the resident garage is always available.

  • Accessibility - Every part of the building is wheelchair accessible either by ramps or by the centrally located elevator. Multistory units have the option of installing a residential elevator via a design featuring stacked closets. The curbless showers, water closets, and bathtubs are equipped with decorative, not institutional, grab bars from the firms of Palmer, Watermark, and Jaclo. Decorative call buttons are located in bathrooms and at each bedside to quickly summon staff should the need arise.

  • Common Scullery - Dumbwaiters in each kitchen allow for dirty dishes and the like to be transferred to the lower level where they are collected and taken to a common scullery for cleaning. Trash and recycling is also removed via the dumbwaiter. Luggage, packages, and groceries, meals prepared in the RL kitchen, and food deliveries are also transferred via the dumbwaiter.

  • Storage - The lower level has dedicated climate controlled resident storage areas. These can be used for storing sports equipment, seasonal decorations, out of season clothing, and much more. These storage areas are also where packages can be stored before being brought to the resident units.

HISTORY OF THE ROOSEVELT LIBRARY

In 1929 the library opened as the Roosevelt Park Branch Library, San Antonio’s South side library, and in 1968 it closed. The building is located across from the Roosevelt Park which marks the beginning of the Mission Reach Ecosystem Restoration and Recreation Project, an eight mile stretch of the San Antonio River that has received designation as a UNESCO World Heritage site. Designed in the Spanish Colonial Revival style, the building’s architect was John Marriott who also designed the Carnegie Library in Delaware, Ohio. Leland Stone purchased the building in 2013 and, as heralded by SA2020, it is a “new kind of gathering space.”
